I live in Sherman Oaks. That is a good area. The night life here is great.

My issues would include the mentioned $500 HOA. Also, the area is nothing but rows of apartments and condos, street parking would be difficult. The building is over 45 years old.

That's a very good neighborhood. Not south of Ventura (I used to live at 4300 Beverly Glen and went for 1 a.m. runs south of the Boulevard in complete safety) but you shouldn't have any problems whatsoever. Not a bad deal, either, but the HOA fee is a bit high.

I second the sentiment that you shouldn't buy without having lived in the area for a bit, though.

I'm looking into a rental duplex on Burbank Blvd and Buffalo Avenue. I'm new to Sherman Oaks and the area looks a bit gritty. But from what I've researched, Sherman Oaks is a fairly safe place to live. Is the area around Burbank Blvd and Buffalo Avenue (nearest major cross street is Woodman) ....is this a good place to live?

Sherman Oaks is prob one of the best parts of the valley in terms of safety, restaraunts, closeness to westside,etc.

It's amazing when you look at price history in Redfin. Sold for $87k in 1997...now similar properties look to be close to 400k. Pretty amazing.
