I am in a situation where I'm being asked to purchase a home in Northridge to help someone in need. I am told the area where the purchase will take place is "gorgeous". I have already done research through Google and learned about the 1994 earthquakes, as well as checked the crime stats for the zipcode that the property is located at. The crime rate is very high and more than Compton but equal to Watts. Yet, I am told this is a beautiful area and to not worry. Can anyone clarify this information for me and give me their .02 about Northridge.

You "need honest answers", but have no specific questions. Be glad to help, just get specific - schools? night life? where will you be working? what type of weather suits you? do you have kids? can you provide any generic info on the location of the home?

Northridge includes porter ranch, which is an awesome area, and touches parts of SFV that aren't so nice...

I guess, to be more specific on my original question, is that I don't understand how a "gorgeous" area, can have such horrible crime stats. Where I live and have lived, if an area has a dangerous crime rating, it is highly visible.

Schools are of no concern as there are no kids involved. Weather I assume, is hotter in the Summer than LA due to the distance from the coast (correct me if I'm wrong), but not sure about the Winters. I assume there is no snow though.

I checked the crime stats for Porter Ridge, and the violent crime is high. Are there a lot of transients in the area for this to happen? The home is close to this area but not part of Porter Ridge, in case that helps.

I may be wrong but I don't know of any part of Northridge that can be descibed as "gorgeous" except maybe, Porter Ranch.

That location is close to the Devonshire police station. Give them a call. They are the best source on current local crime statistics.

I think the person who was describing it to me was in awe of the large homes and well kept properties in the area. That doesn't coincide with the crime statistics for that location, which is why I have concerns.

Is the person doing the describing selling you something or have anything to gain or are they someone who's opinion you can trust? I think that's a good idea about the police station. Call and ask them about the neighborhood.

This area is a stone's throw from CSU Northridge and is the nicest and safest part of Northridge. You'll not only have LAPD but campus police as well. I can't speak for all of Northridge, but I did attend CSUN and I would walk around that area by myself at night and never had a problem. I have a friend who still lives in the area and the only change I've seen is they've build a shopping center on Devonshire. It's still a safe area.

As for the crime rate, I would assume they are probably petty crimes like someone's car being broken into. I haven't heard of violent crimes happening.
