Gotta chime in here. When it comes to taxes, CA is much more fairly taxed as compared to NJ. The rate is the same for the whole state! Not in Jersey. It varies town to town. West Orange will come in about 6K a year (on a 400K house) and the next town of South Orange will cost 20K (for a 600K house). These figures are based on an 'asessed" value placed by the town and is typicaly 1/10th of the sale price and can be raised or reassessed at any time for any reason.

Default It breaks our hearts to go

I've lived in Los Angeles for years and years and there is a lot to love about it. There is so much to do, so much diversity, great places to eat and shop, lots and lots of culture. And it is going to break my heart to move away, but I just can't afford to live here any more. That on top of the smog and the traffic. But most of all, it's the insane cost of living. A lot of us just can't do it anymore. We just can't keep working so hard for so little, so we're looking elsewhere.

Up until 10 years ago, I never made more than 20k in a year and lived happily. I guess I was a good bargain hunter. L.A. has the cheapest durable and consumable goods in the country, bar none. Gas is a little cheaper in the south. Housing is the only thing that's more.

Actually, you can buy your own home on 40k a year. There are amazing programs to help. There are 5% interest only, no qualify, 97% LTV loans out there along with refurbishment money for the taking. Monthly payments on these are lower than most rent.

Los Angeles also has endless opportunities for bettering yourself. I took advantage of them, many choose not to and either way is fine. Many places are cheap to live, but often do not have the opportunities L.A. does.

The OP put a ceiling on their potential. I find that very sad. I took the ceiling off mine and went from making under 30k to over 100k in 1 year. It's all about what you want.

Living in LA, NYC, San Francisco, Chicago, etc.. all very expensive.

Why debate it? If you want to save money, get out of one of the largest urban areas of the United States. If you enjoy it, stay - and make it happen. !!!
