Its nice. However, downtown, in that price range, I like the Henry Clay Lofts better. I also think central downtown is a better location for walkability. Glassworks rocks though, and that area is improving.

Check craigslist and make sure you arent missing any luxury downtown rentals. I have seen some steals. People are renting luxury condos in Waterfront Park Place, where the penthouse sold for 5 million, for 800 a month for a small one bedroom.

Is there other places besides Craigslist for loft and condo prices? Thank you so much for your help, I am pretty much set. I can't wait to move.

I am looking for a warehouse loft. I would also be interested in a nice apartment complex. I pretty much have a list of places, and I will negotiate down the price for a warehouse loft. If I do not like the price, than I will go for an apartment. My price range is $600 to $900

Lofts of Broadway are nice and probably the coolest retro warehousey feel, but the location is less than stellar. There are some projects right behind the building that cause some riff raff, and the walkability is not great into the heart of downtown and 4th st and Main st (however its very convenient to the medical center and much closer drive to the Highlands)

What should I offer for a bargain do you think? Maybe you know of others that bargained well either here or other places? What is the best bang for your buck in a nice area?

I am not really sure what you are looking for? The most happening, big city type neighborhood is the Highlands. You can walk to literally everything whether its all night cafes, groceries, movies, etc. Also good bus service. There are old loft buildings if you look hard but no "warehouse" lofts that I know of there. Lots of renovated homes for rent and nice 3 flat condos too.

I dont know any specifics about any developments, but I know Reynolds Lofts has had major trouble selling stuff. I would offer them around 650 and be willing to go up to 750 for a large 800 square foot (this is me shooting from the hip knowing the local market for luxury rentals). Reynolds is not in the most walkable area, but it is centrally located, and on UofL's campus. Old Louisville is a beautiful nearby historic district, but the commercial activity is more quaint and "corner oriented." Downtown is the up and coming spot, and Crescent Hill and Clifton is very dense and walkable, and full of young families and professionals. St Matthews around Brendans is always full of yuppies, but again, no warehouse lofts anywhere near here. Glassworks sounds like it will have the look you are looking for, and I think it is an up and coming location. You can walk to Proof, museums, the river, the new arena, and the bars of fourth and main/market. Again, this area does not have the 24 hour vitality of the Highlands though, although it is better than a whole lot of downtowns I have seen.

Louisville, like many cities, was experiencing a downtown boom when the housing crisis hit. Its not too bad here, but many loft condo projects sit only half sold. One of the coolest is:

Also well located ones are
Central Park Lofts ( in the emerging "Sobro" area) but very walkable to a new wine shop and grocery on fourth street and all the restaurants and bars of fourth st)

Bycks Lofts

So, call these places and say look, Ill rent from you because these things are gonna take a year to sell in this economy. Also, I would consider buying. Bycks Lofts and Old Louisville lofts may negotiate down to get you a nice studio or small one bedroom for less than 150k. I think that studio loft in Bycks is SWEET and is a great and up and coming location. If I could land that for 129k Id take it in a heartbeat. with 8k in tax credits for first time home owners and a 30 year fixed mortgage at 4.7%, you can get payments around 800 a month.

Actuary Man....I have furnished apartments in Cherokee Triangle that include all utilities, cable/satellite TV and access to a local gym from $1100 to $1450. Check out craigslist.com search in sublet/temporary for what is available in the Cherokee Triangle. Many people choose to rent from us for a month or two to get a lay of the land before committing to a more permanent place.
