T access was listed as "might be nice". While I generally respect your contributions, in this case I feel like your pandering to the Boston RE market bias. OPs desired budget and commute clearly do not align with Waltham.

My suggestion is based on having one car. That is tough to do considering area they are moving to.

OP needs to live right where OP works at Devens to allow care-giving parent to use the car for kid related activities and shopping. Or move closer to urban area to provide stay at home parent with sidewalks and some good options on foot. Like everyone, OP will have to compromise.

If your want a Worcester Co town/city and want a real urban feel than I'd say stick with Worcester itself. There's plenty of nice neighborhoods there. No T though other than commuter rail, Worcester has their own transit system.

Downtown Ayer is on an upswing. I wouldn't call it urban but the town has a nice main st, great library, playgrounds, lakes, etc. Gets a bad rep for a really solid affordable town with decent commuting options

Which is completely achievable if OP were to live in Ayer. It's also one of the few towns OP can get a 3 bedroom for $1500/month.

While it is certainly not Concord, as trafficlover states, Ayer is a reasonable choice as it is safe, walkable, and has decent access to greater MA and it's offerings.

OP is free to do as they please. I am am also free to offer suggestion as I see it fit.

Given the option to immerse myself in the unique urban culture of Cambridge and Boston vs. Ayer, I would choose Cambridge and Boston even if less bedrooms or space. Not everyone would do that of course and that is fine too.

Good luck OP.

Sterling - 21 minutes, 15-16 miles.
Cute town, wonderful library and children's story times. There is a nice playground neat the elementary and middle schools. (Nearby West Boylston has nice playground and library and story times as well. The library has an amazing children's department!).
Close to Worcester and Leominster...but not in either of them.
Find something near I-190 for quick access to Worcester, Leominster, Devens.

Can confirm. I live in Sterling and frequently head through Devens en route to southern NH. It's an easy 25 minute commute.

Seconding Ayer for the OPs list. Hudson and Maynard too.
