Have you priced 6/3? Copper got expensive. A ground fault breaker so you don’t kill anyone. I’ll bet materials and labor are closer to $500. You told us: "Price appreciation has been stronger in the less prestigious towns in the past few years."

Your statement is accurate when looking at the past 10 years, but not the past few years.

The same was true in the 1980s. Then the S&L meltdown happened. The fancy towns dropped a bit. The failed cities and working class towns collapsed. Inside 495, a lot of those former working class towns have seen a big demographic shift. I’d think that in the next big downturn, only the cities will see the big correction and the starter home suburbs won’t correct like the did in the early 1990s.

Okay - $500. That's 1/10 of 1% on a $500K build - small in comparison. And it will probably make the house easier to sell in the future.

So your main issue is with 10 years not being a few? Change few to 10 in my original statement, then.

Given how expensive anything construction is these days, just the circuit alone would probably be a decent amount. The cost of the charger itself looks like it would depend on what Northhampton requires. Tesla sells their wall charger for $500-600 but you can do a bit cheaper.

A charger isn't required - only the outlet and circuit for one.
