If you are anticipating they will be less expensive, don't ... they won't.

Yeah, I was hoping. In the least I imagine vacancies will increase, no?

There's year round demand for vacation rentals.

I suppose I was going by the East Coast model: winters in Florida, summers in New England. Considering that Monterey has neither extreme side of weather might make it attractive year-round. This just shows what I know about the area and why I'm doing my research here; I want to hear it from locals.

Well yeah, but no. There are more vacation rentals available in November compared to, for example, July.

No. Because, for one, when the summer ends, college / university begins in both Monterey and S.C. county.
Don't assume that there will be more vacancies in the fall.
Another huge drag is that airbnb's have just decimated the rental market (at least here in Santa Cruz county and in many other places all over the country especially in hot spots). It was already horrific re; the small number of "affordable" rentals but now it's worse than ever.
Also, since the huge influx of Silicon Valley money people, home prices have increased and so to have rentals. Monterey county is less impacted in that way but i imagine that airbnb has taken a toll on rentals there as well.
You're other option is to find a housemate situation. In S.C. county there are some amazing house share opportunities.
There are some gorgeous properties (like overlooking the bay with swimming pool, etc.) that a group of "like minded" people will rent.
I imagine that there are similar situations in Monterey County. If you're from out of town and don't know anyone and are just looking for a simple situation, that's an option.

True. I was also thinking that vacation rentals are usually priced higher vs long term housing. Airbnb is having the same effect here. It's a very competitive rental market.

Oh they sure are. That's why so many property owners just love airbnb. They can make a huge amount of money in short amounts of time and without the responsibility of being a landlord and without having to have their unit being occupied full time.
It's really hitting the rental market hard all over the country.

Hi: I am in similar situation as KLuv ...I will be moving to Monterey
arriving in late October-early November from NYC metro area.

I am wondering what the rental situation is within say half a mile of
the Del Monte center shopping place is as I will be going to the new Gold's gym
which is located there.

Is it older homes refurbished for renting or primarily apartment complexes?

Thanks

Its mostly residential. Though if you are looking for apartments check craigslist to get a general idea. There are 'some' in the area. Just don't ask for details on them. That takes some additional research on your part. Also, use google maps and other RE maps of the area if you have never been here before. With google street view and google earth, you can take virtual tours of the neighborhoods. Zillow is pretty good too: Rental Listings in Monterey CA - 8 Rentals | Zillow

As was mentioned above, there's no way of knowing what will be available later. It's just good to watch and wait since the best places go the quickest. You've got to be one of the first on it and ready to rent.
