7 years is way too long, Rocabella leased all their spaces the moment they hit the market. L'Avenue took a while to lease all (covid delayed a few projects), two residential projects around Concordia leased 12 commercial spaces within weeks. Icone though, not only did this take forever to lease, but phase two is still in limbo, something is up with that project.
Wasn’t this two phase project started by a Parking lot operator, who because of increased taxation for his lot decided to build himself? I mean, the ins and outs of the condo development business were probably foreign to this guy and his company to begin with.
On the other hand, the design of that bldg may not have been conducive to sales. I worked modifiying one unit for a young owner, a mini mezzanine because the space was so absurdly tight. There was a massive 5 ft diameter column in the
Middle of the dining/living/bedroom space. Lol.

Correct, on all counts lol. I think Icone was the worst designed new condo in the Bell Centre cluster, especially with that stupid column. The podium is also unattractive and the second phase being stalled out and having 80 design changes speaks volumes. The fact that we saw Roccabella 3 before Icone 2 is hilarious, considering the developer originally dropped phase 3.

This lot is zoned for 16 metres, they want it bumped to 25 metres, so about 3 more floors. I'm tired of all the weird zoning laws, especially since the Island of Montreal needs to be building 25,000 (at minimum) units per year until 2040 to meet demand and reach equilibrium price wise.
1. 1050 rue de la Montagne got favourable condition, 38-floors, 128 metres (261 units + commercial). I posted the old render, but the Bell Centre cluster is gonna be stupidly dense now. Add "trifecta" U/C South of the Bell Centre- 510 units right there, along with this, 771 units total.
2. 481 Viger Ouest- 28 floors- 100 metres- favourable condition (120 units)- no render, but this is what the impact would be
3. Ilot Barsalou- 20 floors- 243 units, to be adopted at council.
In addition to projects being approved, more renovations have been approved, so many going on at once (mainly office buildings), it's phenomenal to see.
- 200,000 visitors at the parade
- 145,000 over two days at community days
- 65,000 at the Olympic Stadium events
