Hello - We are looking to purchase a first home and are not originally from New Jersey. We are currently renting in Clifton but are looking for something more rural. I am originally from PA and my wife from CT. We are looking to spend around $350k however the actual price will depend on taxes as well. We really liked the Flanders area but it seems as though its a little tough to find something nice in that area in our price range. We are looking for 3 or 4 bedrooms, decent size yard, and good schools. We have started looking in the Sparta area as well as its seems as though you can get a little more for your money there but we are unsure of the area mainly due to the commute. My office is in Parsippany but I will be traveling to different areas so easy access to highways such as 80 and 287 is important for me. Any advice people could give on what Sparta/Byram are like would be appreciated. Please let me know if there is any info I have left out. Thanks for your replies!
Nice area. Semi-rural suburban area which is relatively close to stores, etc. Route 80 traffic is rough in morning, but trip to Parsippany is bearable.
You might want to check out Green Twp, specifically the Lake Tranquility area. It's exit 19 on Rt 80, but I made that trip to Parsippany every day for 3 years, and didn't hit traffic until Ledgewood. Even then, as long as I had my coffee in a to-go cup, it was definitely bearable.
from a commuting perspective, i would choose Mt. Olive over Sparta - 15 is a nightmare and in IMHO the add'l stretch of 80 to Mt. Olive is much better.
You can also look into Washington Twsp which is just west of Mt. Olive but east of Green Twp which is mentioned above.

Depends on when you leave obviously, but if you can make your hours so you leave house around 6:30am I'd say ~25-30 min.
My husband commutes from further west and goes about 20 miles further east and his time is just under an hour typically.
Parsippany is a large Twp., so it really depends on where the OP's office is...it will be about a 30 min commute (assuming leaving home ~6:30am) if they work in the northern part of the Twp, near Rte 80, (or 46) but if the OP's work site is down near Rte 10, it will be much longer of a commute.
