Does anyone know how much do the Wright place luxury houses cost? Just curious
On Page 2 of Mayor Paul A. Sarlo's Annual Address Borough of W-R Reorganization Meeting, he says that they will sell for between $600,000 to $700,000. That would be for a 2300 square feet townhome. Given that the Pulte Lancasters are starting at around ~590K right now and are only 2100 square feet, that starting price range for the Wright Place townhomes sounds about right.
thanks - Actually Pulte's Lancaster goes for $590, the others are slightly lower - So definitely a premium to Pulte's prices and these are pre-construction as well, looks like there is further appreciation on the cards, with the train station opening people will feel a lot more comfortable investing here.

For those of you who've already done your closing, did you pay a survey fee in closing costs? if so how much? why does my attorney insist on a survey even for a condo? is it required by title company or lender? Thanks.

Funny you should ask. During our closing around Christmas, I asked the same question to my attorney when going through each line item on our HUD: "What is this $100 charge for a Survey Certificate to B2B RE Services?" He mentioned that we ended up not needing the survey certificate and wrote me a refund check of the $100. I don't remember exactly why, but it was something about how Pulte / Wood-Ridge had already done some type of Wesmont Station real estate survey for the whole development, and we were able to simply reuse that.
We bought a townhome, and this was awhile back, so YMMV.

Hey for folks who've already moved in, have you ever heard any train noise from tracks and felt vibrations when trains pass by in the daytime or at night. Sales office said they haven't experienced anything yet, but I am so curious about it. Thanks for any input.

We live close to the model homes, and I've never heard or felt any train noise from the tracks or train car vibrations. It's too far southwest from where we are. Also, I can probably count on one hand over the past 4 months how many times I've heard the Bergen County Line train's whistle, usually late in the evening (and I actually like to hear the whistle every once in awhile; reminds me that there really is a train nearby, and that the train station is a'coming!). I work from home too, so I'm home a lot.
The Ingerman affordable housing rentals though will be right next to the train station.

Thank you for sharing. I am so glad to hear the positive news. I think that 20-foot-tall sound barrier could help a lot to isolate noises and keep privacy from the station for those who live next to the tracks. Our commnuity even far away will also get benefits for it.
Question for Existing homeowners (Manchester/Lancaster) - Can someone give us an indication of monthly Electricity/Gas bills? Also - is it a good idea to go in for Gas water heater (which is $1k additional) instead of the electric water heater?
