this is true, in many of these neighborhoods with a little luck you can *really* avoid the brokers fee (not the manhattan way of "no fee" which usually means it is just factored into rent). it's because many landlords are small time, live on the property, etc

because traditionally it was a warehouse / shipping district. also it has the elevated highway. so it was never as desirable residentially

you'll note as you get towards higher number avenues or towards propspect park (aka away from the docks warehouses and highway) it gets a little more like bay ridge or bensonhurst

That is exactly what I want. I used to rent a two bedroom from an old Italian couple on 27th Street near 24th Avenue in Astoria. They took extreme pride in their building. Any problems were fixed the same day if possible. The hallways were always clean and they looked out for their tenants. I'm not opposed to a larger walkup apartment building either. There are benefits to both. But I much prefer dealing with people who are working to make ends meet like myself.
