Usually homes that are foreclosed on have 'issues'. A/C is not a necessity but possibly the OP has never lived in a home without it?

So let's change from SFH to townhouse.... I am thinking I will find more if I go for a townhouse. The problem has been... We have a dog and a 3 year old, so we need a small backyard (900 sq. ft. would be perfect). I think that is why the townhouse is out of the equation. I have been looking and can't find many with backyards.

Not to mention I won't have a garage.

Oops, they are heat pumps so that means no heat and no a/c if they are out. Sorry about the confusion. Bank is getting estimates to fix them now.

OP you should be able to find a townhome with a nice little yard. And it seemed most communities had tot lots. Garage can be more difficult but they are out there.

There are a few for sale in the neighborhood....price a bit higher but you could probably get it for a bit cheaper in your range. That one though that I posted is a nice end unit backing to the SFH. I live in the neighborhood right down the street from this one so I kind of know they are going in the 250 - 260 range. It's a nice neighborhood, at least I like it. A lot of folks either just park (free) or walk to the VRE. You can get off at L'enfant from the VRE and then take the shuttle from L'enfant to Bolling.

Please let me know! I thought I had to take l'enfant to anacostia for a shuttle to DIA...
