Hi all. Am considering a move from NY to VA, and am interested in the places mentioned above. Am looking for 3 or 4 beds (preferably 4), 2.5 baths, 2k sq ft.

Would like to get new construction if possible and could spend up to $525k. If not new construction I wouldn't want to spend more than $450k.

Want a nice, safe, family-friendly neighborhood and good schools as we have a 3-year-old. It doesn't have to be the 'best' neighborhood but needs to be far from the 'worst'...

Wife and I both work from home so commuting is not an issue.

I found some new construction in my price range, but most of it was closer to $550 and up. Am I being unrealistic in wanting new construction for $500 to $525k?

Also, any idea what the taxes would be on a new, $525k house with 2,500 sq feet?

We love all of the various shopping centers, restaurants, multiple Targets, Wegmans, etc... located within minutes of Herndon (love Reston Town Center as well), but weren't sure if Ashburn and Brambleton had quite as good shopping.

There is no new construction in Reston. So strike that from your list. There is new construction in Herndon but your budget should be $550 to $600K.

You can buy a new house in Ashburn for $550,000. Just dont go overboard on the options offered by the builder. I recommend Brambleton. Good time to buy there.

For Reston and Herndon it will be difficult to find new construction let alone in the low $500's.
Your best bet for newer homes would be in the Ashburn area.
Check into some of these places:

I don't think you will find new single family homes in Brambleton for that price (and that small). The new SFHs start in the mid-500s for around 3000 sq ft. New townhomes are more in your price/size range. The SFH resales on the market now range from $560K-$998K.

There is a premium for being within Brambleton, but as mikebnllnb mentioned, there are smaller communities near Brambleton (like Martin's Chase) with lower prices.

Brambleton has a Harris Teeter, but I (like many other residents) do my main grocery shopping at Wegmans, and rely on the Teet for last minute things, late night runs, etc. There are some chain and independent restaurants in Brambleton, with other nearby options in Broadlands, Ashburn, and South Riding. We have to drive elsewhere for big box shopping (there is a small Target by Wegmans, which is 10-15 minutes away); we are about equidistant from Leesburg, Sterling, and Chantilly, all of which have a Costco, Target, chain fast-casual restaurants, etc.

I agree that the budget should be at least $550K.

I like Brambleton because of the open feeling and everything feels new.
Wegmans is a great place to shop....I go there every week.

Given you have no commute, Ashburn and Branbleton are exactly what you need, Herndon and Reston - not at all (most schools not as good, new construction is much more expensive etc).

If not that, you could find even better deals as far as Purceville. But if from Ashurn it would take you ~15 minutes and $5 to get to RTC on a weekend, from Purceville it's quite a bit longer.

Thanks! The one on Macauley looks great. Anyone know where that is on a map? Nothing comes up on Google Maps.
