I am thinking of maybe buying something in the next 6 months or so, I am thinking my budget is around $300k or so.. I would like a 3bd townhome built after 1990. Which areas should I be targeting in OC?

Built after 1990 at that price? Maybe Aliso Viejo, otherwise there is tons of random infill in the older areas that might meet that criteria(Fountain Valley, Garden Grove, Fullerton, etc)

I have seen some 1500sqft townhomes in Aliso listed at $350k or so, Orange and Fullerton seem to have some properties just north of $300k...perhaps they could sell at 300k. I want to avoid a HOA more than $250/mo.

The price variations seem to be so extreme...one property listed for $320k and the next very similar property down the same street listed at $420k!!

Looking for post 1990 build AND avoiding a high HOA cost probably is going to limit you a lot. Based on my exp, 250/mo is around the norm for a condo/townhouse complex. Probably can get away with less if you find some very small infill(talking a few units).

And the price variation is because the homes were worth much more a few years ago and people are still trying to squeeze cash out of it.
