You might try to find something off of 545, somewhere near Orange County National Golf Center. There's an entrance ramp to the 429 out there, but the commute to Lake Mary would be at least an hour or more.

I appreciate all the ideas. He's working at 901 International Parkway in Lake Mary. It's a former verizon building. There's another recent thread mentioning several cities in between Lake Mary and Winter Garden. We can check those out too.

I liked the sidewalk running south of the Winter Garden Village going by all those subdivisions on 535. There were people walking and running on there a lot. It seemed like a comfortable area, good landscaping, plus the proximity to Disney. An hour commute on toll roads would be okay. 2 hours, not so much. (!)

He'll be there 6 months before we are, so I'll make him drive around a lot on weekends. And then test it on a weekday when he narrows it down better.

Ah, Leftee, sounds like summerlake! There was a model with marble windowsills. Very pretty.
They added a route to get to the toll road easier.

I have to say the description of non-HOA neighborhoods sounds like a run-down lower income neighborhood. I'm thinking more of a few unincorporated houses by themselves in between subdivisions or heading out into more rural areas. They exist on the way from the Winter Garden Village to West Orange HS on the back residential way there, and they were very neat and tidy, but finding one for sale would be tough.

It's always better to start with too many options than too few.

Just another part of the thought process for you that it sounds like you may not have delved into. The 90 minute to two hour roundtrip drive twenty times per month is going to consume quite a bit of gas/toll money, which could put you into a nicer home if adding a good portion of that to a mortgage payment. Just a rational thought...

That anyone would purposely choose an hour or more commute is beyond me. I am sure your son would benefit more from a couple of extra hours with his father. I've worked for a company like Deloitte in the past and know he will be working a lot of hours as it is. Just my thoughts. Lake Mary is supposed to be a nice place for families with some of the best schools. Not sure about special ed though but I imagine there are some good ones if you look for them. Personally with my planned move to Orlando these two areas Winter Garden/Windermere and Lake Mary are the top two on my list. If you add a hour or more commute to one I'd bump it to number 2 or lower instantly. I'd give up much for a couple of extra hours with my daughter over sitting in a car, having a perfect house etc. Luckily for me I work from home

I suggest being a little more flexible with your choice of house and also try your son at a Lake Mary school. It sounds like he is adaptable to moving since you have done it several times in the past. Good luck!

I would look at Oviedo. There shouldn't be much traffic between Oviedo and Lake Mary. No way I would intentionally set myself up for an hour commute whether it be with traffic or without. I moved to the Orlando area without a job guarantee and ended up living in Altamonte Springs (close to I-4) and working in south Orlando on OBT and I am really starting to get fed up with the commute after less than 6 months. And I don't even have a family yet, just a g/f and a dog. If I had kids there is no way I would waste two extra hours of my time every day sitting in the car, especially if I was in a position that allows me to afford a $400k home.

awful commute. Have had the opposite of that before, working in Altamonte, living in Dr Phillips and it isn't quite as bad except Fridays when I-4 is just a slow moving parking lot in both directions
