Of course they are, and you're right that the statement I made is partly bs.

However, privately held companies often need not worry about the constant demand for increased profit in each and every quarter that public companies often face from shareholders. A publicly held company can also take the long view, true, but the system as it is now militates against that happening.

It could well be that the bottom line is simply that Toll Brothers isn't an innovator. But those skyscrapers on the cover of the City Living division's promotional brochure suggests to me that it does know how to build really urban residential projects. We're not getting those here. I wanted to know why. Those were the answers I got.

This is very true, financial will drive the day to day decisions and/or lack there of moreso in a publically owned comapny. Basically these compaines manage a bottome line to very quarter, very arduous really versus a publically held company which in general does not have the same short term financial constraits (though at times more capital constraints)

So I guess Pennsylvania has a lot to do with why New Jersey casinos are struggling?

Pennsylvania and Delaware casinos played a huge part in that and also building the $1 billion Revel Casino in an already crowded casino market in Atlantic City wasn't the best idea either. The worst part about it is that when Chris Christie pushed for it to be built he thought he was doing the South Jersey area a huge favor by building it. Wasteful spending in my opinion as it could've been spent elsewhere.
