I've always thought that Germantown is the best rental market for investors. This data kind of proves it.

I'm not understanding this list. I though Society Hill was one of the most expensive neighborhoods in the city, surprised to see it below Callowhill and Logan Square. And Germantown listed but not Manayunk? I thought Manayunk was a desirable location while Germantown was high crime?

I'm guessing this comes from all of those nice apartment complexes on the western edge of Germantown.

Germantown is a bit of a mixed bag; some sections are nicer than others. Not sure why Manayunk isn't on the list. Perhaps the relative number of rentals was too small to sample from?

not exactly shocking, center city and its immediate neighborhoods the are the most expensive.

Yeah that's why I had to leave center city, charging $935 for a place that has mice problems

In my opinion, Germantown is one of the top places to live in Philly IF you don't want to pay Center City area prices, don't want to be an urban pioneer, and want to be in a pretty, interesting, stable, diverse, transit oriented, and welcoming area.

That being said, there are a number of buildings, particularly around the Chelten Avenue train station, which are quite expensive. There is also a very diverse housing stock which ranges from tiny row homes to large Victorian mansions. And I know that in my neck of the woods, some of the apartments in the split-up mansions are going for quite a bit more than I paid for a pretty decently sized averagely modern apartment in Center City.

Which makes me wonder how expensive it'll get once everyone who's never been up here stops being convinced it's so terrible....

Wow I had no idea about Germantown. I drove up Germantown avenue once, and the impression I got was "no white people, beautiful houses!" I'd heard elsewhere about the crime. Nice to know it's actually another fine neighborhood.
