Really do you have a link from the city of Phoenix that says that? When went down to the city they told me you do need a permit to do that work.

you have to kinda read it carefully - the issue is moving/adding wiring/fixtures/plumbing.. if you're just swapping like-for-like, no permits are necessary..

the funny part is, if you *do* pull a permit - say to resize a window when fluffing a house, they figure in the other (no permit required) stuff that your doing to nick you for a higher permit cost..

Question Who did the repairs?

I would find out who did the repairs and evaluate that company from the standpoint of quality. If the company has a high quality score and lots of positive reviews you're probably OK. If you can't find out who did the repairs or it's a company with negative reviews you can guess that the work done was sub-par and that is most likely the reason the seller is trying to offload the property.

There are two types of homes here when it comes to termites. Those that had them or those that will get them. When the neighbor treats them, where do you think they go? Not a big deal if you keep up with the treatments. Just another expected expense like water and sewer in my mind.

Unfortunately, they're so common here, that I'm not sure it means much. Roger 427 is right that if you don't have them, you may well be getting them in the foreseeable future.


Have you tried calling the state office for pest control? They may have records of what the problem was, or what was done. Maybe they'd even have an opinion of whether you should be worried.
