I assumed it was monthly and it really surprised me at how expensive it is. I just checked another listing in the same community at similar listing price, and it shows $165/mo which seems more like it. This $544.50 may be a mistake then. The area is called Avalon Grove.
That figure, $544.50, is quarterly. When they posted that listing they did not make it clear how often is is paid.

I've seen HOA fees that high, but they cover utilities... A/C and all electric on top of water, sewer, and trash.

Great point, Prickly Pear . . .

It is impossible to judge or scrutinize an HOA Fee until you understand the benefits that particular fee includes / covers.

Generally speaking, HOA Fees on Single Family Homes are less primarily because they include less than with Condo Apartments, TownHomes and Patio Homes.

As an example, many HOA Fees for Patio Homes and TownHomes not only cover the usual Pool, Grounds and Street Maintenance but also include Water, Trash Pick-Up and the Building Insurance to name just a few.

I'm guessing that for $544 it's in North Scottsdale area, that's about right for some of the communities up there. I'd say $300 is average for more upscale areas.

Which HOA has this kind of amenities for $40/month?
