Hello all,

Me and my girlfriend currently are living near 59th and the 101 in North Glendale. We are renting now but would like to buy in the next 6 months. Since moving here from Chicago i have lived in Chandler, Scottsdale and now Glendale. In each of these cities i have seen everything from super nice and places i wouldn't want to be alone at after dark. We care Currently looking at a New Build Community at 63rd Ave and Olive just south of Glendale Community College. From everything i have read and heard it gets worse the more southeast you go. I have been to this area during the day/evening many times and have felt very comfortable each time. I get that its patchy and in pockets the more south you ago. Would this be a safe place to start a family.

The real issue im seeing is the apartment complex that is directly north of the new build site.looks like thats where all the crime is coming from in this pocket. The neighborhoods east and west are also newer and look okay.

You will be pretty close to Grand which is a bit sketchy, but it's definitely not the worst neighborhood by any stretch, and the home prices look reasonable. Will this be a gated community? 59th and Olive, across from GCC can be hit or miss. I had some friends who lived in those apartments who complained about drugs and a good amount of homeless people. I agree with the previous poster about looking at the crime map. There are nice, affordable homes within a 5 mile radius of where you are now, not new builds but in a better area. I would look at all of your options before committing to a new build. Best of luck!

Yes this will be a Gated Community, about 170 homes. It is directly south of GCC and looking at all of the crime in that 2 mile radius most is coming from those apartments. They have horrible reviews on line. We would really never go south for anything other than going to Westgate. All of our friends and family either live in the east/south east valley or the Arrowhead part where we live now. So all of our shopping and dining will be north Glendale. There are some homes in this area that we liked the difference is we can go to Olive and 67th and build a house exactly the way we want it or settle for something more north.

That is the big compromise - build something new in a less desirable location or 'settle' for a house in a better location. Why can't we have our cake and eat it, too?!

In a perfect world right!?

I know this is a total first world problem as I can afford to live in a community where I wouldn't need to post this question but being new to the area still and not knowing, figured I should ask! Who wouldn't want to build their own home if they could lol!

I just moved here and I check out the nearest stores Walmart , Frys, Walgreens, etc. I look at the types of people and Vehicles .... I know its being critical but it gives me a good idea about the neighborhood...
