Mine was gonna go up I kid you not $500! I told them to shove it and moved to a renovated unit someplace else with reasonable rents.

If I wanna get robbed I'll go work at Circle K.

$1150 1 BR/1BA in Old Town Scottsdale. Smoking deal. I'm sure that will change when I sign my next lease in 2023.

That's crazy! One is either way under the market or just being greedy.

I'm a landlord and have tenants who moved in 2019 who are now **$600 under current rents. Another rental 2020 is maybe $400 under market rate.

I've not seen rents jump $500 in a single year in E. Mesa, Gilbert or Chandler.

My biggest rent increases were: $1300 to $2200. Those renters moved in 2014 and were trouble. I wanted them out regardless of the rent. Also had a home jump from $1600 to $2500. Renters moved in 2019 and left last year when they bought a home.

It's taken me several years but I've about cleaned up the mess my property manager left when I took over my rental homes in 2019. All current renters are those I placed myself.

AZ landlord/tenant laws: https://www.azleg.gov/viewdocument/?...s/33/01329.htm

However if rent control is introduced in the areas I own: Mesa, Chandler and Gilbert that's the day I start making plans to sell.

After 19 years of renting property in SF where renters rule the roost. I won't do it again.

**I suspect if I raise the rent even $150 they will move. I'll notify these tenants at the end of 2022 about a rent increase and given them a 90 day notice.

AZ long as Republicans control AZ the chances of rent control happening in AZ are slim to none. This is a pro landlord state.

Pro landlord state?

I don't know about others, but my preference would be for a government that supported the ownership of property- of whatever kind.

While I believe the market place should dictate rents that's not my biggest concern. Here in AZ once a rental agreement expires that's it. The renter/landlord can agree or not to continue with a month to month or another year or whatever.

For me the biggest concern is not being able to remove a tenant I can't get along with. For example someone who "smells" mold but there's nothing visible. Complaints which are subjective and not something I can actually see and repair. After 6-8 months I usually know if it's going to work with new renters.

A couple of years ago I was on C/D asking for advice on a fairly new AC. My tenet was upset the various rooms wouldn't cool to roughly the same temp at roughly the same time. I tried explaining when the sun starts to go down in the summer it hits the large glass windows in the kitchen, living room and master bedroom just after 5 p.m. If you want the house cooled to 76 that's fine but you've got to set it for 76 before leaving in the morning. You can't program the AC for 84 when you leave and then expect the temp to drop to 76 when you return at 4:30 within 45 mins. esp. when it's 110 outside and the setting sun hits the house dead on. (Windows have sunscreens.)

Arguments about the AC went on throughout the summer and when the lease agreement expired in Oct. I had enough.

I explained I was thinking about selling and wanted to keep my options open. One of the roommates sensed I wasn't happy and offered me an additional $300 a month to stay but no.

I wanted that guy who was bitching gone which meant the other two had to leave.

Well, it's now April of 2023 and I am still living in Payson and commuting to Scottsdale for work (and I still hate it). It seems that rent prices in the Valley (Phoenix Metro area) have finally started to come down; but, unfortunately, it seems like house rental prices are still relatively expensive (for myself, anyway). So, I wanted to ask for some current feedback about people's renting situations, as of April of 2023, to try to get a better idea of what to expect and consider for today's rental market.

I just did a search for houses for rent in the East Valley, and I found a really nice 3-bedroom/2-bathroom house in East Mesa, for $1,850 per month. This would seem to be a relatively good/great price, for the current rental market; however, that is still a little outside of what I could afford/would want to pay for rent.

So, if you would like to share some feedback about how much you are currently paying for rent, if it's a house or an apartment, what area/neighborhood you are in, and if you are happy with your renting situation, I would really appreciate some replies.
