I'm a landlord down here in Tucson and rent out a 3/2 in a suburban area north of the city for $1900. We are generally 10% or so less in rents compared to the Phoenix area.

So, I wanted to ask for some current feedback about people's renting situations, as of April of 2023, to try to get a better idea of what to expect and consider for today's rental market.

I just did a search for houses for rent in the East Valley, and I found a really nice 3-bedroom/2-bathroom house in East Mesa, for $1,850 per month. This would seem to be a relatively good/great price, for the current rental market; however, that is still a little outside of what I could afford/would want to pay for rent.

So, if you would like to share some feedback about how much you are currently paying for rent, if it's a house or an apartment, what area/neighborhood you are in, and if you are happy with your renting situation, I would really appreciate some replies.
If you can afford it, you should consider buying and stop buying someone else's house.

I am thankful to have been raised in the Southeast in times where we could actually afford to buy large homes.

When I got married, we bought a 4200 square foot home with 6 bedrooms with a $570 monthly payment.

After I retired, I had 12,000 square feet in 3 homes--all paid for. We sold the home our daughter was in.

We downsized 3 years ago into a 3900 square foot all brick home with 19' ceilings thru the entrance and living room. We paid $89 per square foot before having the pool put in.

I'm just so happy that our ultra low COL region allowed us to maintain such a high standard of living on a middle class income. Chasing the corporate ladder would have required us to move "up north" to places that have a much higher cost of living. No thanks.

I have been living up in Payson for the past 4 and-a-half years and I love living up here, but I have been working in Scottsdale and commuting back and forth for almost 4 years now and I hate it, so it's hard to not want to move back down to the Valley. However, it seems like rent prices have gone up drastically over the past 5 years, so I am not sure what a reasonable expectation of rent prices should be.

FYI, I work at Talking Stick Casino in Scottsdale, at the 101 and Indian Bend Road/Talking Stick Way.

I am originally from Chandler, so I'm familiar with the East Valley, and I would prefer to try to find a place to rent in that area, if possible. Chandler, Mesa/East Mesa, Gilbert, or even Apache Junction, would be the areas where I would like to look for places to rent in. Scottsdale and Tempe would also be possible options, but I think rent is even higher in those areas. However, I'm open to consider almost any reasonable option, so feel free to make a suggestion, if you'd like to.

If you do reply, please try to include some details about your renting situation:

  • How much is your rent?
  • Do you rent a house or an apartment?
  • How many bedrooms and bathrooms?
  • What city are you in? What area are you actually in/major cross streets are you near?
  • Do you like your home/the area where you live?
  • Is the area you live in reasonably safe?

Btw, if possible, I would really like to try to rent a house. I don't know if that's going to be realistic, but I'd really like to try to find a 2-bedroom or 3-bedroom house in a decent/not terrible area.

If anyone would like to share some feedback, I would really appreciate getting some replies!
The above post is from 2020.

Today?

You might find a 2bed/2bath 1200 sq ft home in Gilbert or Chandler for 2k a month

E. Mesa? You'll get a 3bed/2bath around 1400 sq ft (maybe 15 minutes from the 60) in the 2k range.

Gilbert and Chandler are fairly safe. My renters don't lock their side gate.

I live in E. Mesa and it's safe but my side gate is locked and I park my car in the garage.
