I hope it is OK for me to be asking about this, as it's something that I'm very curious about and would really like to get some feedback on.

I have been living up in Payson for the past 4 and-a-half years and I love living up here, but I have been working in Scottsdale and commuting back and forth for almost 4 years now and I hate it, so it's hard to not want to move back down to the Valley. However, it seems like rent prices have gone up drastically over the past 5 years, so I am not sure what a reasonable expectation of rent prices should be.

FYI, I work at Talking Stick Casino in Scottsdale, at the 101 and Indian Bend Road/Talking Stick Way.

I am originally from Chandler, so I'm familiar with the East Valley, and I would prefer to try to find a place to rent in that area, if possible. Chandler, Mesa/East Mesa, Gilbert, or even Apache Junction, would be the areas where I would like to look for places to rent in. Scottsdale and Tempe would also be possible options, but I think rent is even higher in those areas. However, I'm open to consider almost any reasonable option, so feel free to make a suggestion, if you'd like to.

If you do reply, please try to include some details about your renting situation:

  • How much is your rent?
  • Do you rent a house or an apartment?
  • How many bedrooms and bathrooms?
  • What city are you in? What area are you actually in/major cross streets are you near?
  • Do you like your home/the area where you live?
  • Is the area you live in reasonably safe?

Btw, if possible, I would really like to try to rent a house. I don't know if that's going to be realistic, but I'd really like to try to find a 2-bedroom or 3-bedroom house in a decent/not terrible area.

If anyone would like to share some feedback, I would really appreciate getting some replies!

A small bit from a story on the AZ Republic website this very day: (available only to subscribers so I won't include the link)

The typical rent for a one-bedroom in Scottsdale fell about 4% to $1,386 between May and June, according to Abodo’s new report.

Scottsdale was behind only Charleston, South Carolina, for the biggest drop in one-bedroom rents among the U.S.’ approximately 100 biggest cities.

Rent updates for one-bedroom apartments in other Valley cities for June:

Chandler down 2.4% to $1,318.
Tucson down 1.28% to $770.
Phoenix down 0.27% to $1,090.
Tempe down 0.24% to $1,231.
Mesa up 0.78% to $1,039.
Glendale up 0.94% to $861.

Well, it is now April 1st, 2022, and I am still living in Payson and commuting back and forth to Scottsdale, so I was wondering if some of y'all might be interested in replying and sharing some feedback about this, now?

If you do reply, please, try to include some details about your renting/housing situation:

  • How much is your monthly rent?
  • Do you rent a house or an apartment?
  • How many bedrooms and bathrooms?
  • What city are you in? What area are you actually in/major cross streets are you near?
  • Do you like your home/the area where you live?
  • Is the area that you live in reasonably safe?

I would really be interested in getting some feedback about current housing prices, because of the drastic increases in rent and house sales. So, if any of you folks would like to reply and share some information about your current housing situation, I would really appreciate some replies.

Another landlord but down here in Tucson.

Northwest Tucson in a similar type neighborhood like you'd find in the East Valley, solidly middle class. It's a 4/2 for $1900. Rented it within a day and had 20+ calls on it.

My rent is going up $300/month for a renewal this year. Sucks and I have to find a new place.

Saw a news story today that the most expensive average rentals in Maricopa County for March was Tempe at $1868 and Sun City at $1867. Not many rentals in Sun City.

I would have guessed Sun City would be a bit higher. In our specific hood, the rents are around $4K per month for a newer 1700 square foot 2 BR home ($850K range) and are $5000 per month for a 3 BR, 2500 square footer ($1.1M range). Add even more for 3K+ square footers. And even more for a larger home with a nice view (upwards of $2M-$3M range). Most are winter rentals but others rent by the year while their house is being built. Rewind to 2020 and you can subtract $2K per month.

I'm on the east side of Tucson in a 40 yr old apartment, recently renovated inside. Studio 450 sq ft, downstairs, lots of floor noise from upstairs neighbor, thin walls. I pay $1125 including the water & trash fee. No washing machine in apartment, need to use the community laundry. I am moving out in mid May. I'm retired with good income, so I can go almost anywhere I want. However, I don't want to buy an expensive house, and prefer not to live in a super-expensive area.
