Are there certain areas of Paradise Valely that are more desirable than other parts of the city? Like you want to be south, or north of what streets, etc...Is closer to tatum less desirable to lets say closer to Scottsdale rd like the Judson Estates area?I think its Mockingbird and Scottsdale RD? This would be to live in.

are you talking about the Town of Paradise Valley or the large region of NE Phx known as Paradise Valley??....

the Judson area, a former private school developed into large houses several years ago, is very nice....minimum of maybe $1.5M to get in there....easily much more expensive, too, in there....many other just-as-nice areas...gotta drive around and get a feel....I guess it would be nice to stay at least a quarter mile W of Scottsdale Rd because of the busy road and commercial feel....PV is all about residential and quiet

all of the Town of PV is very nice....no "bad" areas....areas along Tatum from McDonald all the way up to the Doubletree area are fine....there are several individual developments all over.....some very nice....you can go from multi-million dollar 15K sq ft places to $1M 2500 sq ft places next to each other, but just as desirable neighborhoods....some homes are up to 50 years old and not as flashy as the newer stuff

the only "bad" thing about the Town of PV is that there are these older 50s-style ranch houses scattered all over that are valued only for the land they're on....ripe for "teardown"....since the area is so desirable and there is just about no vacant land anymore, people will pay about $800K, and easily more, for a teardown and build their dream house on the newly-cleared lot......minimum for T of PV is probably $800K for a single-fam house and that would be dull and old....and there are dozens and dozens of houses in the $1M to $4M range now for sale in T of PV....haggle!

It sounds like you are talking about the town of PV. Stay within the boundaries of PV and it's ALL good!

If you are actually talking about the TOWN of Paradise Valley, and from the points you mentioned in your question it seems that you are, there are NO bad areas. Yes, some of the houses are older, and many end up being teardowns replaced by McMansions. That's true in all the areas, both in the Tatum area and the Scottsdale/Invergordon area.

Great post, very informative! You would be suprised but even those tear downs are not cheap because those owners realize how valuable their land is and people are willing to pay 1.5 million for those lots because it's still a bargain to tear it down and buid a custom made dream home than it is to buy a pre-existing dream home in PV.
