Considering purchasing property in north Perry close to park. Questions include how walkable , any downsides to livability, any restrictions on renovating heritage housing .

Not sure about the area, but I will tell you if the home you are talking about is registered, you might have issues renovation. Make sure it isn't a registered home. It probably isn't, but it is a good idea to make sure.

Are you talking about Perry North? If so I think it's fine there some legit old houses not too far from the city. Most of Perry South is the Tre 8's hood and rival Northview Heights cripz border Perry North, so I imagine that crime passes by somethimes. Marshall-Sheadland borders too and it's bad as well. Perry South is the slightly worse, but Northview Heights is much worse. It's in my book as one if the worst hoods in the Burgh. Although most of the northside has gotten much, much better than even 7-8 years ago and has practically teansformed fom'93-97. Now a days crime mainly effects the gangstas, crack fiends, and people living the "thug life".

Idk foresure because I don't live there so I could be off. However, I do know that it's a nice, safe area by itself. It's maybe the best whole neiborghood on the Northside. When people see more than 5 black people in one nieborghoodtthey jump to "it's the hood".. It's not! Perry North seems old but is fine.
Oh! Another thing I think that Perry North is called Observitory Hill.
While since it's the city I'm sure it's walk able too.

I'm in Perry South. Right by Charles and Perrysville Avenue, near McNaugher.

The absolute worst crime that I've heard about happening near me (within a little over a few blocks at any rate) since the summer was when a neighbor of mine was half drunk, copped an attitude with the police, got his ass handed to him, and when he was in jail someone failed to properly take care of his dogs and one died.

I live where you're looking. No, it's not walkable insofar as goods and services are concerned. There's a small business district with a pizza place, a bar & grill, a drug store, a temp agency, a bank, some hair salons, a day care, and a bakery (I may have left a couple out, sorry). Not much variety, and the bar & grill is just... tacky... and awful. There's also a convenience store up the street a bit, but it keeps more "regular hours," so don't expect to run out at 1:00 a.m. for whatever you routinely need at 1:00 a.m.

I routinely run through the neighborhood and Riverview Park and have never felt "unsafe." As someone above alluded to, if you don't participate in an "unsafe" lifestyle, then it is highly unlikely trouble will find you.

You may not believe it from what I've mentioned above, but I think it's a fantastic place to live. Very diverse, and, in my experience and in my little "subneighborhood" people are very friendly. It's hard to walk my dogs in the summer and not come back buzzed because every other house has someone on the porch inviting you up for a drink.

My wife and I bought our home in 2007. The home was modestly priced. We did some significant rennovations (refinished hardwood floors, new kitchen, wiring the attic, new windows, etc.). We considered moving out of state for employment reasons, and when we talked to an agent, he said the home was worth about 180% of what we paid and put into it (we did most of the work ourselves), so, at least in our experience, it seems like there's potential there. We have a friend who does flips in the neighborhood (look around for the houses with the same green and red accented color schemes), and he routinely does pretty well, and it's nice to see some of the shabbier homes getting fixed up.
