I am a young guy in my mid 20's looking to move out of a small town in Southwest Montana, The town has about 8000 people and is a one horse/pump town pretty much, the weather also sucks with long long cold winters, I was looking at Northern AZ for a more mild winter and some more sunny days. I am looking for a town that has a good choice of unskilled retail/sales jobs. I also would like a town of maybe 50/75,000 people or more with stores like Target Best Buy Wal-mart Home Depot ect. One major item has to be cost of living it needs to be as low as possible with low cost housing, like mobile homes under 20K. Also I want a place that is low in crime and safe. No gangs and ect.

I can't really decide between Flagstaff/Prescott AZ or East Phoenix Metro. Like Mesa Gilbert Apache Junction and Chandler. I am not sure I could stand the heat down there, but there is a boat load of low cost mobiles around. Also I am not sure of gangs and related crimes in the PHX Metro vs Flagstaff/Prescott. I am willing to look at any place from Phoenix to Flagstaff. I know I said mobile homes but I don't want the "junkie or dumpy" side of town.

Areas like Mesa, Gilbert and Chandler all run in to the city of Phoenix. All the suburbs here run into one another without vast spaces of land in between (as is found in MT). That being said, the Phoenix metro area is an area of literally millions of people. I don't think that meets your criteria of a small-ish town of 50-70K people.

I know very little about Apache Junction, but that may be more to your liking.

I think you would find the cities of Prescott and Flagstaff a little too pricey. Prescott Valley and Chino Valley may be better options. See what you can find about them online.

Sounds to me like Prescott Valley is what you are looking for, it has about 50000 people in it. Chino Valley is a little lower elevation so a little milder winter (4700 ft vs 5000+ for Prescott/PV) but Chino Valley only has about 12000 people. I suspect you'd find more job opportunities down in PV.

The Tri-City area: Dewey, Prescott Valley, Prescott, Paulden, Chino Valley over 100K people in Tri area. The weather is mild, over 320 sunny days, there are Lowes, Home Depot, Best Buy, two Walmarts, Target, Kohl's, small mall, Costco, Sam's Club. Real Estate in Paulden and Chino Valley is less expensive than other towns mentioned. No gangs that I am aware of. Lots of retired folks. I don't know if you would found a mobile home for that price but ..who knows. Best to contact a realtor. There is a realtor on this board who I highly recommend.

There are only five mfg homes for sale from $20K-$30K. One is in Chino and the other four are in Cordes Lakes. Only one has owner financing available. The others would require an all cash sale. You will probably find Cordes to be similar to your Montana town. Civilization (i.e., Target, Home Depot, etc.) would be a 30-40 minute drive into Prescott Valley or down to Anthem.
