I watched a house on Butterfly in YH for almost a year that was for sale for $240K that looked very interesting from the floor plan. I liked it because it had a fireplace dividing the living room and the formal dining room. Well, we saw it last spring. the drive way was very steep and the curve to get into the garage was awful. They were holding to that price and later claimed in the ad that they had made the driveway to garage bigger for a turn around. It did have a nice view and deck, but the steep climb was really something. I haven't seen it listed lately and wondered if they had to lower the price to get someone interested in it. Maybe provide tire chains . LOL

Maybe not a joke. I have a friend who winches himself down his driveway when it is icy.

Maybe some driveways are heated. Some homes I have looked at in person had driveways that appeared to be very dangerous, makes me wonder what were people thinking when the home was built?

I seriously doubt anyone here has a heated driveway. I suppose they could but I would not want to pay for keeping them heated!
You also must realize that some people in the lower valley areas keep summer homes up here planning to perhaps move when they retire.
Then again there are those of us that are retired and if it gets that bad I don't want to go anywhere anyway.

They weren't thinking, that's the problem
. Most people don't think things through, they are more interested in the granite counter tops of the home, not that driveway or how well insulated the home is. Or how the home is perched on a steep cliff and how deadly that can be due to the the seismic factor this area has (a 6.0 quake would bring that home crashing down).

I had a hard time driving up some of these driveways in 80F sunny and dry weather. The engine and transmission were surely put to the test doing up 30% grades. If that drive every got icy and snowy, it would be a impassible. You wouldn't be able to get in or out of your home until it melted.

You are one of the few people who are doing their homework and getting both the good and bad of the areas. Most Realtors will not tell you the negatives of an area, they are trained to focus on the positives and avoid the pitfalls. It's all about sealing the deal. I think Brian is one of the few Realtors who will actually tell you the good and bad of a certain area.

Have you considered areas like Talking Rock Ranch or American Ranch?
