A couple of builders bit the dust, partially because they over-extended in The Villages under the original price/value model. I don't think the developer is going away any time soon.
With 2-3 sales a month, it is starting to take form.
In terms of convenience, it is really a very good location. I would get more interested in a lot in the middle of the layout, rather than on either edge. Of course, the edges should sell cheaper, reflecting proximity to tracks.

We absolutely LOVE LOVE living in the Villages of Apex. It is an awesome location between modern amenities like Beaver Creek and nostalgic downtown shops. It's a decent commute to Raleigh and a great commute up Davis Drive. Close to Jordan Lake and Apex Community Park. The tracks are about 100 feet in our backyard behind some trees and marsh, and we hardly hear them. The Amtrak 45 mph passenger train passes twice every day 8 am and 9:40 pm. Then about 4 slow freight trains pass throughout the day. My 2 boys love it. I'd take train tracks any day vs. living right near a hwy or a 45+ mph road. Don't like trains...good...stay way....and let us enjoy our peaceful community !!!!!

You adapt to your surroundings.

Hearing trains a couple times a day for a few minutes vs hours and hours of background noise on a busy street....I'd probably take the trains, too.

But we're talking about APEX, and not a lot of subdivisions have to put up with excessive noise, anyway.

People move to Apex and Cary for a bit more peace and quiet.

Actually we moved from Cary to the Villages of Apex, and it's quieter in the Villages of Apex if you take the day as a whole. In Cary, I heard the train whistle more than here. In Cary, Maynard road was loud. In Cary, I heard the police/fire trucks at least once a day. I hear them only occasionally in the Villages of Apex. In Cary, I couldn't sleep with the windows open with the irregular noises at night. I can sleep with the windows open in the Villages of Apex as it's so peaceful at night. Of course, this is all my opinion, but I'm just shedding a little perspective.

The opening of 540 this year will help with Apex. Too often I hear folks complain Apex is too far. I'm tired of hearing that !! It'll be equidistant from I40 to some of the North Raleigh area like Falls of the Neuse/Six Forks!

If you take the train tracks away, you still have the issue of the zero lot line/alley garage concept which IMO stemmed from developers looking to maximize lot count/density as opposed to there being an underlying demand for that product.
Ground was broken on The Villages Of Apex prior to the market decline and once people got more careful about what they were buying and where they were buying it the more traditional neighborhood layout made more sense to them, especially in Apex.
It may not have failed, but it is far from a vibrant community and it would appear to be a long way from that point.
