KHov is a publicly-traded tract/production builder, giving high SF for the dollar.

Not many choices in MacGregor Downs that built after 2000 for that price range.

Yes, for the most part it is the schools. Once you get east of the Apex High school attendance area, real estate takes a sharp nose dive.

There's also no new construction over there, just older homes.
