Just went on google to look at the boundaries of 27610 and it huge! I'm just having a hard time believing that ALL of 27610 is some sort of leper colony. Of course, there are exceptions in 27610. But, as you said, the zip code is very large and there's going to be some heavy variability over that way.
The fact that it is so large should probably tell people that there's a good deal of commercial presence, land that is not or cannot be developed, and larger lot sizes due to more older homes.
Nothing wrong with older homes, so please don't misread me.
If 27610 was really popular, then it would've split into even more zip codes by now. That's kind of where the ideas come from re: questioning appreciation throughout the zip code.
It's not quite the same as, say, 27614 in terms of desirability from a RE perspective.
Doesn't mean there aren't some great pockets of homes in 27610.
