Interesting that they have Crate & Barrel on that building. Good that’s the kind of stuff they are going for and nice to hopefully have another one closer to raleigh since the Crabtree store closed.
That side of town is going to change drastically over the next decade or so between this and IKEA. The trailer park where the land backs right up to the road extension is going to be interesting. On one hand, this will make that land worth quite a bit more, but on the other, Fenton and Cary town will probably suck up all the demand for this area for many years. Should be nicely positioned long term though. It is an interesting pocket of super affordable housing right in the heart of the area though.
Crate & Barrel hasn’t been specifically suggested for Fenton, but that’s undoubtedly the type of retailer they’re going for. The design guidebook is about general design rather than specific retailers. That Crate & Barrel shot is of Avalon in Georgia, another Columbia Development project that Fenton will be somewhat similar to. Cary council and staff took a site visit down there and loved what they saw.
Speaking of the affordable housing in this area, will there be enough higher income people living in Fenton to support the retail? It will not be visible from the freeway. Nor will Ikea for that matter. I live closer to CTC than West Cary so I hope it all does well.

Avalon is a massive development in Alpharetta, and it is still being expanded. If Fenton is taking notes from Avalon, then this will be a very nice quality development. It is a very walkable live, work, play environment.

The retail won't be dependent on just the people living in Fenton. Far from it. It will be a destination shopping area and will also have the business park aspect eventually bringing people into the area. The location provides easy access from Raleigh and Cary. I think they'll do just fine.
I'm pretty sure North Hills would be fine on it's own if it wasn't on the highway. There's tons of stuff there to attract people to it, location or not. That's what we're looking at here with Fenton and IKEA.
