You must be confused, I am just stating a face that if a RE agent does not show you a property you want of becomes pushy or wants you to make offers as soon as you see a place or pushes you to see higher priced properties they are wasting their own time and yours because they are not going to make a sale.
You don't pay an agent to look at homes, it's as simple as that. This should not be abused and be a professional looker who spends months wasting the agents time. My agent showed me a property that I might be interested in if the price is right, he did not ask me to sign a contract, but I would certainly go back to him if I were to make an offer on that home.
Honestly I don't care what the OP does, if she wants to pay the lady $500 to come to her house to give her tips before listing it more power to her.

Some people are just more gracious and outgoing than others and enjoy giving. Do you disagree with that point?
No compensation is needed nor expected. As Mike has hinted at, I do believe that the OP would go a long ways towards an even better relationship and selling outcome by surprising (and it will be a surprise!) the Realtor with a small gift in thanks of her efforts to help you thus far. Whenever I have a client surprise me like this, I'm sorry but I can't help but have even better feelings for them - it is a small way to show that they recognize and value the time we spend without being or expecting compensation.
