Isn't it funny how a particular property brings out the same kind of person?
I had a "buyer" man in mini skirt wanting to buy a certain lot. (30 acres).
He's getting a divorce now so has to wait. long story, save you the drama.
Now I have 150 people inst. interested in the same lot.
go figure! Get 150 (group) people to agree on the same property.
they want me to pay half commisssion on the sale if they buy it.
Ok, I'm going to hike them on the land, spoon feed them info, treat them fair, but because one of the 150 people is a broker they expect 1/2 commisson.
ok, whatever.
If they can get that many people to agree on one lot, guess it's worth it.
You may consider the amount that you would normally agree to in a referral fee basis, but taking 1/2 of your fee is unreasonable. Talk directly to the realtor in the group.

I'm not sure financially if it makes a difference that one of those 150 people is a broker, and expecting 1/2 the commission, or if you had 1 buyer, who was the broker, and expecting the same commission.
I would insist on dealing with that broker, and passing along the work to him though, (such as getting all the signatures etc) and making him work for his 1/2 commission.
Even if it was 1 buyer, with a brokers license, you'd be giving up 1/2 the commission, so get the deal done, and move to the next.
