Not sure what state you live in, but where I live when a seller agrees (all parties have signed)to an offer or a counter, THEN you have so many days to conduct inspections( read your contract it should be in there). Getting back to your question, YES I have heard of inspection companies charging 50% of the inspection fee for a cancellation if it is the day of inspection.

Hey everyone just offering my 2 cent from the inspector side

My contract states that any cancellation within 24 hours is subject to a 25% cancellation fee. Should you book another inspection with me within 6 months that fee is applied to that inspection. I send my contract the minute we agree on an inspection and you sign digitally.

As others said once you book me that time slot is gone and I could potentially miss out on a client.

BUT....I have not to this day pursued a cancellation fee. I understand things happen, its more of a "just in case" my lawyer had me put in and frankly creating that bad blood and potential "bad press" is not worth it.

You didn't sign a contract you should rightfully tell him to hit the bricks and further explain that if he wants to enforce that rule then 1) he should have a contract sent immediately after contact and/or 2) have a stipulation for inspections booked with less than 24 hours notice

Finally, I feel for you! I had an offer accepted last Friday after 6 months looking. The wife did the happy dance and everything. Saturday morning I get a call that they have received a higher offer and we could match or walk. We walked. Monday rolls around and lo and behold this higher offer fell through and they ask if we are still interested. Took a lot to put ego aside and accept it but we did. Contracts all signed with a 7 day inspection contingency post contract signing. I cant help but wonder if it was a ploy to try and get more out of us but luckily we didnt budge.

There is no way I would pay the fee, the inspector is a thief. If he's so busy why not take another job instead of trying to benefit from your misfortune. He's obviously not busy is you got him on short notice. Anyway fire the realtor it's their fault, you never set up an inspection before an accepted offer in writing.

Actually, as discussed in various places in the thread, it is highly likely that the agent did the job just right.
The OP is in an area where inspections are commonly performed before the contract is hammered out.

Don't know where you got this. I stated I normally pay a $40 doctor co-pay and a $25 penalty if I cancel my appointment at least 24 hours in advance. I didn't say anything about a $300 cost of service. Don't put words in my mouth and please lighten up a little. I didn't make a false statement like you allege.

I didn't put any words in your mouth. I'm just giving the correct information and you are giving the incorrect information. The copay you pay, is not hte cost of service. That is false. That is your portion. The total cost of service, includes what the insurance company reimburses, which is for items with copays 80% or more of the service. So as I said the fee is going to be upwards of $300 and a $20 fee is 10% of the service not 50% as you falsely stated.

Thanks so much for all the information, suggestions and opinions. I have not paid anything as of yet, but received an email from the inspector stating that I should "do what is moral and right and make the situation less uncomfortable when we work together for the next inspection". HUH?! This guy actually wants to bring morality into this and REALLY thinks I would book again with him. Starting to think this guy doesn't get much work. Thanks again.
