Is it common for Real Estate brokers to allow their agents 1 free or discounted transaction per year?

No. My old Broker wanted to charge me when I wanted to sell my old house. But it would be good if you can negotiate this into your contract when you join a new brokerage.

In my experience, yes. For personal or family. Actually, most I have talked too allow 2 or 3. You do still have to pay the franchise fee though if there is one.

Thanks for your responses. The brokerage I was first at did, but I opted the last few years just to do referrals with another brokerage. I'm thinking about re-activating my license to be able to handle selling my home and purchasing a new one. Just trying to figure out if it would be worth it.

My brokerage allows that for a small fee as long as your name is on the deed.

Not sure where you are in AZ, but in Phoenix we have several low-fee brokers that don't charge hardly anything per transaction, I.e., $250 + E&O + $25/mo. You still need to pay board fees, MLS fees, e-key fees, etc, but even cheap properties pencil out some savings.
On my last deal, the title office knocked a few bucks off too, and gave me an "investor rate" on the title policy.

Ain't nuthin' "free."
The firm has overhead. Anyone getting a "free" transaction is paying for it with their other transactions, i.e., overpaying along the way to get a "free" one.

"SOGO?"
"Sell One, Get One Free?"
"S10GO?"
"Sell 10, Get One Free?"
It's up to the individual firms to look at their model, their revenue, and how they can survive.

And, firms really need to watch out for the licensee who would affiliate to just do personal deals, hoping to do them for less than the firm's typical business model fees.
Between missing revenue and greater liability, there is little reason to allow that.
