In most counties I have lived in here in WA and CA there are websites where anyone can access the county tax assessor's records free. Find a lot and look up the owner, contact them and make an offer.
Main reason being to save on the 6% commission that would go to the realtor. It seems that what most of what they want to do anyway is put you on their automated list instead of listening to your needs to find exactly what you want.
I'm sure not all realtors are that way, but it seems many of them think adding you to their list of properties to blast into your email box is doing their job.

If you look at Eagle Star you are not going to see a 6% difference between the price there and a similar property on realtor.com.
When people list on their own they want to save the 6% but the seller in most instances wants to pocket that savings not give it to the buyer.
They also are looking at the same sold comps as agents to base their price on if they are using some normal method of coming up with a reasonable list price.
You could always just make up a yahoo email address to use with the realtors and just skim through and see if anything pops. If you see an agent is consistently sending you listings that meet your criteria then you may try proceeding further with that realtor.
I never understood the, I don't want to use a realtor because I don't want them making 6%, mentality.
Use all the resources out there and find the property that best suits you at the best price. Why does it matter to you if the seller of that property may have to pay a commission?
Why avoid the 6% commission on a $300,000 purchase? To cut the unnecessary fat from the bone.
I guess you didn't even read my whole post but go right ahead and do it your way.
Possibly miss out on a lower priced property because you are worried that someone is going to make some money.
