When I first moved here, they were around $5,600 a year, which made it extremely attractive. They are now around $21,000 a year. It would be cheaper to live in Bergen County, NJ or Westchester County, NY than in North Rockland, NY.
What would be your break-even cost when you consider the cost of moving and 6% off the top going to a realtor? From my experience, you get what you pay for in terms of property taxes.
You know, I wouldn't be so quick to move. People who make excuses like that aren't going to be real friends to begin with. You like the place, invested a lot in it and are happy there, I wouldn't move. I've lived around the country and never had anyone tell me I was too far for a visit.
All good points. However, I am also concerned about the people who live around me which their homes are going into foreclosure because they cannot afford the steep school taxes. Something's gotta give and I just don't want to be here when the bottom drops out.

Need around 945k to break even, but would sell at 830k - 850k and take a loss.
As for friends, it's just as far from them to you as it is from you to them. Total bogus excuse.
It's not "bogus" if the OP is willing to host, and especially if he offers his guests comforts and luxuries (country hike, swim in the lake, "wrenching session" working on cars, etc.) that are only possible in rural or exurban location.

It's probably mostly school taxes, which usually make up the bulk of taxes in NY. It's totally normal in NY for taxes to go up that much. My sister's old house had taxes of about $5000 when she bought it in 1989, when she sold in 2010 they were $23K and I'm sure by now they are about $30K.
You posted that you spent $60K on flood and mold remediation. Where was that?
Entire basement. It looked like a forest after I moved in. Apparently the dehumidifier the prev. owners had died and thus, mold grew over the summer in about a month. Tried for a legal remedy, but it was a no go since it was sold as-is. Yes, it was inspected, but that was prior to the mold issue and the dehumidifier was working.
Flood was due to the shower in the hallway having a leak through the kitchen and dinning room ceiling.
By any chance, have you ever seen the movie, The Money Pit with Shelley Long and Tom Hanks? That was my house. Well, at least it felt like it when I had to go through the motions. lol.
