Maybe freshen up the paint outside under the bow window.. first impression stain.

Put a welcoming planter next to the front door. Nothing is alive in the house.. Was there any art up?

The red walls are dated and do not let the light show-off the room.

Perhaps paying a few extra dollars to have the house staged will click on a more alive and livable vibe.

The bathroom sink with no cabinet seems inefficient, especially since there is no medicine cabinet either.
It seems more like a powder room than the main bathroom.

The kitchen has a dark, hard-on-the-feet floor, dark dated cabinets and a black counter top and it's very masculine.
A woman (most) would cringe and keep looking.

You've got it priced at $181/ft.

Do you think that's feasible near St. Louis?

You're in competition with homes that are $120/ft. (And even that is strong.)

There are listings in that same neighborhood at $179/ft, $185/ft and $211/ft, so......

It's not. They did a price drop on 10/8. I am guessing the issue is price because there is nothing wrong with the house that I can see.

From looking at the pictures, here are my thoughts:


It might be priced too high. That could be the main thing. People here are complaining about the grass, the bushes, the paint, dust on furniture, floor mats. I guess people will complain about anything but those are really piddly things to complain about.

The downsides I see are:


1. Detached garage and oversized driveway. St. Louis can have hellacious snow and ice storms and the garage and driveway aren't going to be popular. That driveway is going to be covered in ice and snow and I wouldn't want to shovel it or pay someone to shovel it.

2. Bathrooms look small and awkward. I didn't even see any cabinets or storage anywhere. The clawtub with makeshift shower won't appeal to many.

3. The basement looks awkward with low ceilings and unsafe stairway.

4. Possibly vinyl siding. Personally, I like that because it's low maintenance but others may think it's tacky.

Conclusion: If it's still for sale, it's priced too high. That should be the main adjustment.
