Schousse is my partner and takes care of the scheduling for us. We found it better if one person stays on top of everything like that so we don't end up with really embarrassing schedule conflicts. And while she really is a woman and very organized (the two don't really go hand in hand), she did learn from the master on how to deal with people..............I just wish she would learn how to make good coffee and wear mini skirts in the office...........

It's not her responsibility to take the dog out when the appraiser comes over? I don't see how this does not fall into her responsibility?
I think that the issue here is that you just wanted to be there...
Your agent or the buyer's agent could very well have let the appraiser in, while the dog-sitter took the dog out for a walk...
This story is not adding up.

Most pet sitters only visit with pets for 1/2 - 1 hour, once or twice a day - there are, after all, other pets for them to take care of.

You are correct sir. If I am representing a buyer not only will I recommend to the buyer that they be there for the inspection but I will be there too. If I am representing the seller, I will not be present nor will my seller.

The last few days' conversations with several agents, both sellers' and buyers', learned that they don't always have the answers.
Again you are correct. The agents are able to get the answers to those questions should the report generate them.

No. I said that instead of repping Goodpasture for being so flexible with his scheduling, the woman who does the scheduling for the appraisal firm should be repped instead. This woman is his partner and she does all the scheduling.

That answer is about as clear as mud. Incidentally, I am not a sir. Last time I checked I still had one breast left.

Actually, I would need the answers to my questions BEFORE the report is generated. Which is why I want the seller there because most agents, even the sellers' agents, don't always have the answers.

Well, dear, first there wasn't any mention of someone who handled the scheduling of the appraisals, but it isn't surprising nor abnormal that an experienced appraisal company would have someone who coordinated the appraisals - It's called working as a team to benefit the client. I repped the appraiser for all of the reasons I mentioned such as his flexibility, being accommodating etc. And after all Ms. Schousse, it is the appraiser who does the real work.

I was just messing with you

And just for the record, I am a certified appraiser, just like Goodpasture. We work as a team, we both do the inspections and work on the reports. The rest of the tasks we split up ...... I set the appointments - he takes out the trash.
