It appears so, however I thought I'd check... Realtors like to not bother mentioning that on listings, after browsing more on the same street found many do mention a homeowners association.

It is not ALL HOA; however, the newer more developed areas of Cold Springs are definitely HOA communities. The good thing is they are not high and they really do a good job of keeping the community looking nice.

Has nothing to do with cost, I will not subject myself to an unaccountable pseudo-government. Your idea of 'nice' is almost surely not the same as mine ;-).

Handy though as it slices an area out of the running.

I totally understand how you feel --- I live in an older home in Sparks I'm slowly fixing up without having to ask any permissions and if my garbage can sits out for a little over six hours I dont get a note...smiles!

Do keep in mind, there are plenty in that area to choose from where there are no HOA's....if you like to have a little land and/or be away from town there are some fantastic little spots in Cold Springs.

Dont discount it fully --- I just wanted to caution you that many are in HOAs (as you already figured out).
