Wait. What is home value a gauge of? Is it based on the most recent median sales? The figures I quoted were median sales and not estimated values. Does the above include condos and all other property as do the figures I submitted from DQnews?

We have found a nice house for about 1.3 million at about 2100 square feet.

The schools seem great from their websites and ratings, however we are visiting over spring break to give it a look.

What are your hobbies? What would like you like to spend on a home? What type of home would you like to buy? Sacramento is close to the Sierras and Lake Tahoe. It is also close to Napa and Sonoma. I am in the process of moving down South. The traffic is crazy and there are just so many people! The beaches are great, but there are so many people I doubt that I would want to fight the crowds to go to them very often. There is a great website called Californiamoves.com. You can enter search criteria and it will give you the homes that are for sale. I would look at Roseville, Rocklin and Granite Bay in Northern California. Good luck with your decision!

If Zillow uses the same criteria to compare one region to the another, then it's good for comparison purposes. It's a good starting point to see how much more or less one region is compared to another.

For those of us who are NOT quite ready for a realtor, Other than Zillow what is a better source besides a realtor?

That really isn't true. Zillow's accuracy varies wildly per city. In some cities, it's very accurate, and in other cities, its useless. Sacramento falls in the useless category.

In many cities housing prices are pretty uniform per neighborhood, because Sacramento's neighborhoods are very diverse and integrated, some houses right next to each other can vary by 100's of thousands of dollars. Especially in the urban core.

Just take a look at some Zillow "zestimates" in older neighborhoods then look at the sale price. Huge difference.
