With that kind of budget you do have quite a few options in Fair Oaks, Carmichael that have good sized lots (at least 1/4 acre) and the southern parts of those cities follow the American River for biking and running. Folsom and Gold River wouldn't really work based on your budget. Downtown/Midtown will get you in an area where you can walk to lots of restaurants but lack lot size.

This is perfect. Reverse commute to go to both ways. Stay in the vicinity of midtown/East Sac.

Lots of great ideas here for us to look at....thank you so much for the help! Hard narrowing it down and trying to take the traffice/commute into consideration when you don't know the patterns or back roads yet........

Other "outer grid" neighborhoods (actually within the grid but get less attention) to look at: New Era Park, Marshall School, Newton Booth, Poverty Ridge. Meant to include those in previous message.

For your outdoor lifestyle and to be a reasonable commute for both you and your husband I'd recommend being close to the river in the areas around Sacramento State University. Pretty much the areas others have pointed you towards.

I like homesbyheath recommendation of College Greens. It's a nice little neighborhood, well established and affordable and close to the river and to main highways for commuting and for trips up to the mountains. You could find something nice for your price range. The yards might be a little small for your liking.

River Park is really nice but more expensive. You could get a bigger yard there but with a smaller older house. Maybe a 2 bed, 1 bath ~1200 sqft home on ~7000 sqft lot.

The midtown and east sacramento area could be great also, although it does get more expensive. Once you get out to Carmichael and Fair Oaks you would be dealing with more traffic commute problems.

If you are looking for short term lease options in and around these types of areas you should check out River Park Apartments (nice, safe little complex, but right by the train tracks which makes it noisy) - they do month to month leases and is affordable. Also Selby Ranch apartments is a good location and will do you a short term or month to month lease. Selby Ranch Apartment Homes | Apartments in Sacramento, CA

OP you could buy a home in Folsom for 350-400k depending on your needs. However, the commute wouldn't be good for either person. The drive to Roseville would be all surface streets. No one in their right mind would take the freeway the entire way. Going to Elk Grove, one could potentially take the back roads, but when S50 building starts this summer, there will be plenty of delays. Driving on 50 one would be going the same direction as everyone else.

Anatolia, Stone Creek, Kavala Ranch, Sunridge Park, Mather, Gold River. All these neighborhoods offer easy access to Folsom for shopping and dining

Best area would put you two in the between the 2 work locations. Lots of good ideas already provided. I would avoid anywhere further east/west unless you desire to add more time to your commute.
