Today, the U.S. Census Bureau released economic statistics for geographies with a population above 65,000. New population statistics were also released on the 15th of this month. Data from the new American Community Survey (ACS) is released annually and will replace the Decennial Census (which occured every 10 years) by 2010.

Geographical area: San Diego County
Population: 2005: 2,824,259 2000: 2,813,833 (+10,426)
Median household income: 2005: $56,335 2000: $47,067 (+$9,268)

Geographical area: Oceanside
Population: 2005: 162,259 2000: 161,029 (+1,230)
Median household income: 2005: $55,382 2000: 46,301 (+$9,081)

Geographical area: Vista
Population: 2005: 83,228 2000: 89,857 (-6,629)
Median household income: 2005: $49,294 2000: $42,594 (+$6,700)

Geographical area: San Marcos
Population: 2005: 77,445 2000: 54,977 (+22,468)
Median household income: 2005: $67,313 2000: $45,908 (+$21,405)

Geographical area: Escondido
Population: 2005: 133,017 2000: 133,559 (-542)

Geographical area: Carlsbad

In both 2000 and 2005, El Cajon had the lowest median household income and Carlsbad had the highest (out of these cities).

Interestingly enough, the median household income of San Marcos has increased at an astonishing rate; more then double that
of the county. It is currently $67,313, meaning it has already slightly outpaced the 2000 median household incomes of San Clemente ($63,507), Dana Point ($63,043), and Carlsbad ($65,145). In fact, if these rates continue, San Marcos will catch up with Carlsbad entirely by 2010.

Santa Fe Hills and Discovery Hills are nice.....but the rest of San Marcos cannot be compared to Carlsbad. Schools, Crime, poor zoning, San Marcos has a ways to go. The widening of the 15 will definitely help flow by 2007.

I see this more as a statistical anamoly than a trend.

Santa Fe Hills has it charms and while much of San Marcos is rougher than Carlsbad, the two areas seem much more similar than even a few years ago. The development along Palomar Airport Road blends between the towns. Carlsbad is a few degrees cooler most days.

What's amazing to me is that the average is around $55,000 but they're still building more and more houses between $800,000 and 1.5 million? How many of those $55,000 people can afford those? Where are some new houses say under $500,000 that normal people can buy? I know, I'm dreaming????
