I was curious to find what would be the approximate cost per month for renting a HOUSE(not interested in an apartment) that is either ON the beach, or within a few blocks from the beach anywhere in San Diego. Suppose we are talking about a 3 bedroom home, with around 1,800+ square feet. The big factors are, we would like to have a boardwalk nearby,so we can walk to restaurants, movies and grocery stores. I am willing to pay around 2,500-2,800 a month. Can I find anything from Oceanside to Imperial Beach that would fit my criteria. Would be willing to go up to $3,000 a month IF it were right on the beach!

That's No for on the beach!
I have a friend that has a beach front property.
He charges between $1600 and $1900 a week for weekly vacation rentals.

A couple of blocks from the beach sure
Imperial Beach and Ocean Beach would be the cheapest then it goes up from there

2-3k / week is more like it.

that's what I was thinking, maybe more. living in Newport Beach, you must have an idea of real estate costs? I don't think you could rent a beach front house anywhere during season for the amount you listed, let along CA.

Could I rent a house that was in WALKING DISTANCE to the beach for my price range in Encinitas? If not, what do I have to shoot for, to meet that criteria? I'd obviously love to have a view, but as long as the house is nice on the inside(no 1970's popcorn ceilings, thank you), and I could either ride my bike or walk to the beach, and it had restaurants and shops nearby, that's fine as well.

These are handy. I think your rental per month is unrealistic for anything decent at $3k/mo. Maybe IB or Oceanside after the summer is over.

In the meantime you can do your own research at prices with the following links.

Since you said no condo, and you want something updated, the cost is still way over budget. Even a 2br condo on the beach (in IB no less) will be a a min of 2000. The VRBO site above is your best bet for researching short term rentals.

Absolutely NO WAY at all you find something like that for your price range. I'm not sure even a dump would be that cheap. As others mentioned, many property owners on the beach are doing short-term vacation rentals where the yields are MUCH MUCH better vs. long-term leases. Plus you don't get locked into some long term lease or the possibility of getting a dead beat renter.

I don't think your budget is realistic at all. I've paid as much as $2,000 a WEEK for rentals on the beach there.

Do you know of any sites for long term rentals - not on the beach as I don't think we could afford it! Any possibility of a nice house/nice neighborhood for 3000/mo?

EDIT/clarification-the 2000 condo on IB would be per week.
