Yes, traffic is a factor. I don't know the time, but that is in the direction of rush-hour traffic.

Carlsbad and Encinitas are great towns, you may be able to find nice older SFH in upper end of your price range. Check out the local piggington site for info about San Diego areas. I would strongly suggest that you follow my advice, posted on this site

Ha ha, I suspected that you're a fellow XC member... I haven't been all that active except most recently... I go by SYS in just about all forums that I'm a member of. I'm most active in this Canon photography forum...

Santee is up and coming and there are a lot of new homes within that price range schools aren't too bad there. Eastlake is another area with new schools and homes within that range. If you want to be coastal I would go for UC (University City) area. Another inland area worth while is Scripps Ranch area. High School within UC area are quite good! What about the commute to downtown from Poway? I'll be moving with my family there too.

From Poway I'd make my way to the Sabre Springs Transit Station, and catch the commuter bus to/from downtown.

I commuted from Poway to Golden Hill (just east of downtown) for years. It was doable but I was really jealous of my co-workers who were home in 15 minutes. Someone once pointed out to me that with my commute time each week it was like working one extra day per week.
