Well I am just saying they are all certainly comparable. Cambrian is not a cheap version of Almaden or Willow Glen. It holds its own in real estate value and prices.

Definitely agree with you. Cambrian is one of the more desirable "neighborhoods" of San Jose.

I put neighborhoods in quote because, as you and I know, a "neighborhood" in San Jose is generally the size of a small city

The reason that Cambrian's values are relatively high is due to its proximity to Los Gatos. It is a geographically desirable place to live - mostly because of its proximity to Los Gatos.

We are in similar boat as OP, and want to figure out what areas are good, and what areas to avoid. We are looking for good elementary/middle school (preferably 10/10), with a budget of approx. 925k.

I have heard some of the pockets are really bad, and should be avoided. Any insight into that will be helpful as well ..
