Are there any subs in the area that have a marina for residents? We are looking to relocate to the area but really wanted to be on the water.. I am having no luck with finding a house.. I thought a house that comes with a boat slip nearby would be a great option.. Any ideas?

A general idea of the house price budget would help quite a bit, but till then, try:

Riverdale Harbourwalk, Bradenton

We are currently having a house built in Tidewater Preserve. We will be moving down in 2nd quarter of next year. (I can't wait - so excited!!)

You can have a house on the lagoon with a boat slip off your back yard, or they have a marina with boat slips that you can rent. There is a boat lift to get you out of the lagoon to the Manatee River. Two clubhouses on site - one is on the riverbank with river views and the other is on their lagoon right next to the marina.

The subdivision contains both condos and single family homes. Base house prices range from mid $200k (condos) up to over $500k for riverfront. I really fell in love with this neighborhood and can't wait to move in. Most of the properties selling now are new construction, but there are a few resales available if you could not wait for a house to be built.

My husband and I aren't boat people. At least not yet! We are now thinking about getting a pontoon boat at some point since the marina is right there... Who knows...

If you are looking for new or almost new construction, Tiewater Preserve is very nice. The Inlets/Riverdale also has some nice options in their 4 neighborhoods. Rive Isle by Ellenton has some beautiful homes, many with private docks. River Wilderness is another newer boating community.

I am not so much a fan of Waterlefe Golf & River Club. The community itself is beautiful, the roads leading there, not so much. Plus the fees to join the actual country club are on the higher side.

If you don't mind older homes built in the 1960's to 80's, west Bradenton has communities such as San Remo Shores, Coral Shores, Flamingo Cay, Belair Bayou.

In Sarasota, there are some older communities off of US41 (Tamiami Trail) such as Buccaneer Bay, Aqualene Estates, Bayview Acres (great access, but you have to drive by some mobile homes to get to the canal lots), Oyster Bay Estates and there is boat access along parts of Phillippi Gardens.

There is one south Sarasota option that is less expensive, Tropical Shores. It's a small community near the mall that has a community boat dock and small launch ramp. Nothing fancy, but if you are thinking of having a small boat, it's an option.

The Nokomis - Osprey area just south of Sarasota has a number of options. Southbay is one of the better known. Great community with a large marina and boat docks, but homes were built in the 1970's & 80's, so you won't get many of the newer home features there.

Sorrento Shores in Osprey has boat water to the bay, homes built in the 1960's. Dona Bay Shores in Nokomis also has 1960's built homes.


Worth mentioning when looking at any of these water front communities is flood zones & flood insurance. The National Flood Insurance Program has been overhauled and flood insurance rates are changing, especially for older homes pre FIRM (ie pre 1974). Base Flood Elevation of the lot is very important in calculating the insurance rates. There have been several threads on city data in the past year discussing flood insurance, the changes and the impact on homeowners in flood zones. For those homeowners that have been receiving subsidized flood insurance rates, those rates can now increase a specific percentage each year until the homeowner is paying market rates.

The other important news regarding flood maps is that both Manatee and Sarasota county have been doing watershed studies and updating their floodplain uplift maps, doing redeliniation of what is floodplain and what is not. Manatee county is further along in the process, the final map changes are available. Sarasota county was supposed to have a preliminary digital flood plan map available as of spring 2014, with final adoption planned for early 2015, but they are behind on the project deadlines. So what does that mean for homeowners? Areas that were not in flood plains previous to the updates may now be in designated flood zones, or areas that were in flood zones may no longer be included in flood zones.

Before writing an offer on any property within a designated flood zone, buyers should talk to at least one or two insurance agents about flood insurance rates. By the way, there is now an insurance addendum that can be added to contracts which gives buyers an option out should the flood insurance rates exceed the amount that they specify in the addendum.
