Another option, is the area east of Rotonda. Its a bit farther away than North Port but it is a nice area, and I don't think its HOA, CDD or deed restricted. Nice newer homes in your price range there on canals. I forget what the area is called, but one of the realtors here would know.

That's probably a good option for the OP. At least it's closer to the beach than North Port and they would be able to find a newer home in the price range. There are currently 100 homes that are 3/2's, newer than 10 years, and under $300K. The homes start out at $130K for a smaller, newer home with a pool and they go up from there.

Rotonda has no CDD fee and most areas have a very minimal HOA fee. Like $75 per year. I believe Rotonda Sands and Lakes is $75 annually, Rotonda Broadmoor, Whitemarsh and Pine Valley, Pinehurst is $156 annually-Last I knew.

They do however have deed restrictions.

If you purchased outside of Rotonda but in the Englewood area that might be an option as well.

Having done this 2 years ago I can tell you that finding a "newer" home that is not in an HOA is tougher than you think. But we did it :-) and that was our #1 must-have.
