Agree on Maple Valley, schools have a good reputation and on the south end closer to the airport.

This sounds great, but the prices are way over the OP's budget. Unless they have cheaper properties that might open up later, at some point.

I agree with Bainbridge, also Poulsbo, the hills of Silverdale along the Hood Canal for water views, for mountains North Bend, parts of Sammamish and Issaquah on the Plateau.

I'm helping some clients look for the identical thing in that price range in Maple Valley right now. If you want that much acreage, might have to push the budget up a bit. You also mention water views as a love. You could sacrifice the need for a large piece of land, probably find a half acre with view in South Burien, Normandy Park or Des Moines. Shoreline and Edmonds are nice on the north side of Seattle, have views and good schools but would put you farther away from the airport.

Mukilteo might be a good alternative. Commercial service is supposed to be starting next year at Paine Field, the town has very good schools and nice views of Puget Sound...

Bainbridge Island you probably won't find anything in your price range, but come across the little bridge to Poulsbo area and you will find places with lots of yard and in your price range. Schools are pretty good as well.

That's the kind of property tax I was used to in Ohio. Washington state is much much much cheaper. Everyone I've talked to in Seattle told me how expensive property tax was and how bad the commute was. Compared to the east coast commute times are short and property tax cheap in the Seattle area.

Our lot is 1/3 acre, house 3,000 sf and our property tax is $6,500 which includes several voter-approved levies. The areas you are looking at most likely have a lower tax rate, but with acreage and water views the value may bring it up to $10-12k.
