- Summerville, SC would seem to hit all your requirements, and it's close to Charleston.
- Conway, SC (not sure about the crime rate though, it's close to Myrtle Beach which I understand has a high property crime rate)
- Bluffton, SC (not sure how affordable it is though, it's close to Hilton Head which is extremely expensive).

Also, maybe look at or around Wilmington, NC.

I live in Conway SC -
Conway covers a very broad area. While there are some very undesirable parts of town ( like anywhere ) there are some very nice subdivisions there are quite safe. Don't just go by the stats you pull up on the web. Most of the problems tend to be in the same areas

I'd say Summerville as Lone Star Rooster suggested.

I was going to say Summerville, SC as well. You can try Goose Creek, SC as well.

I am beginning to sound like a broken record....check out Beaufort. Historic downtown, 15 miles to Hunting Island State Park (#1 in SC) with its great beach.

Florence, particularly the west and south sides of town are safe and it is only about 1 hour to Mrytle Beach. It will be much more affordable than these other areas closer to the coast and more stuff than Conway and Beaufort.

To the original poster......no. Don't go to Florence. High crime. Long drive to beach.

Anywhere in the Charleston metro. Its more affordable than people say. Very close to great beaches. And if you ever want the touristy mega-beach, Myrtle is only 90 minutes away.

Florence isn't high crime outside of a small area nobody ever goes to. West and south Florence safest areas in the state in my opinion.

Charleston has the worse ghettos in the state.

It is only 15 min. longer from Florence to the beach than his requirement of no more than 45. To me that is worth it if I really want to live somewhere affordable. Summerville doesn't meet the affordable critieria in relation to Florence and other cities.

Theres a reason Florence is so affordable.

Charleston has the worst ghettos? Hmmm. Wonder why crime rates are higher in Spartanburg, Greenville, Columbia, Sumter, Myrtle Beach.......want me to go on?
